What you pay when you buy in Dubai
Buying costs are paid in cash when the property is transferred to you, on top of your down payment. The calculator adds up the standard fees for a ready property, using the rates below.
Dubai property buying fees at a glance
| Fee | Typical amount | Who pays it |
|---|---|---|
| DLD transfer fee | 4% of the price | Every purchase |
| DLD admin and title deed | Around AED 580 | Every purchase |
| Trustee office fee | AED 4,000 + VAT (AED 2,000 + VAT under AED 500,000) | Every purchase |
| Agency commission | Usually 2% of the price + VAT | Resale through an agent |
| Mortgage registration | 0.25% of the loan + AED 290 | With a mortgage |
| Bank arrangement fee | Up to 1% of the loan + VAT | With a mortgage |
| Valuation fee | AED 2,500 to 3,500 + VAT | With a mortgage |
The buyer usually pays the whole DLD fee. The trustee office registers the sale with DLD, and some banks lower or waive their arrangement fee.
Buying off-plan works differently: the sale is registered through Oqood, admin fees are set by the developer, and there is usually no agency commission if you buy direct. Service charges, moving and furnishing are ongoing costs and are not included here.
Buying cost questions

The Dubai Land Department transfer fee is 4% of the purchase price, plus an admin fee of around AED 580 for the title deed. It is paid when the property is transferred to you.
In practice the buyer pays the full 4%, although buyer and seller can agree to split it. Check what your sale agreement (Form F) says.
For a cash purchase of a ready property, around 6 to 7% of the price, mostly the 4% DLD fee and 2% agency commission. With a mortgage, add around 1.5% of the loan for registration, bank and valuation fees.
Off-plan purchases are registered through Oqood instead of a title deed transfer. The 4% DLD fee still applies, admin fees vary by developer, and there is usually no agency commission if you buy directly. Check the amounts in your sales and purchase agreement.
VAT at 5% applies to service fees such as agency commission and trustee, bank and valuation fees. The DLD transfer fee and mortgage registration are government fees, so no VAT is added.
No. UAE banks don't finance the DLD fee or other buying costs, so you need them in cash on top of your down payment.
