How the mortgage calculator works
The calculator uses the standard repayment formula that banks use for a home loan. Your loan is the property price minus your down payment, repaid in equal monthly instalments over the term.
UAE mortgage rules to know
| Buyer | Up to AED 5M | Above AED 5M |
|---|---|---|
| Expats | 20% | 30% |
| UAE nationals | 15% | 25% |
- Banks lend less on second homes and off-plan properties, so expect a larger down payment.
- The longest term is 25 years, and the loan has to end by age 65 if you are salaried or 70 if you are self-employed.
- All your monthly debt repayments, this loan included, can't be more than 50% of your monthly income.
- Buying costs come on top: the 4% DLD transfer fee, mortgage registration (0.25% of the loan), and bank and valuation fees.
Most UAE mortgages have a fixed rate for the first 1 to 5 years, then move to a variable rate linked to EIBOR. The calculator uses one rate for the whole term, so treat the result as a guide.

Expats buying their first home need at least 20% down on properties up to AED 5 million, and 30% above that. UAE nationals need 15% and 25%. Banks ask for more on second homes and off-plan properties. On top of the down payment, budget around 6 to 7% of the price for buying costs.
25 years. The loan also has to be repaid by the time you turn 65 if you are salaried, or 70 if you are self-employed, so older buyers may get a shorter term.
Banks cap your total monthly debt repayments at 50% of your monthly income, and lend up to the loan-to-value limit for the property. Existing loans and credit card limits reduce the amount you can borrow.
Yes. Several UAE banks lend to non-residents, usually with a larger down payment and a slightly higher rate than for residents.
No. It shows the loan repayment only. Buying costs such as the 4% DLD transfer fee, mortgage registration, trustee and agency fees are paid upfront. Our DLD fee calculator adds them up.
A fixed rate keeps your payment the same for the first 1 to 5 years, which makes budgeting easier. A variable rate follows EIBOR, so it can go down or up. After the fixed period, most UAE mortgages move to a variable rate.
