Gross yield, net yield and ROI
Yield tells you how much income a property makes for its price. Net yield is the figure to compare properties on, because it takes off what it costs to own a rental.
Running costs to include
- Service charges: set by each building or community per square foot, usually the biggest cost.
- Property management: a share of the rent + VAT if a company finds tenants and runs the property for you.
- Empty weeks: time between tenants when no rent comes in.
- Maintenance and other costs: repairs, building insurance and anything else the landlord pays.
Cash invested is the down payment, or the full price for a cash purchase, plus buying costs such as the 4% DLD fee and agency commission. With a mortgage, only the interest counts against your return, because the principal you repay adds to your equity. ROI here leaves out any growth in the property's value.

Rental yield questions
Short answers for buy-to-let investors in Dubai. For advice on a specific property, talk to one of our advisors.
Gross yields in Dubai often run between 5 and 8%, higher than in many global cities. Apartments in mid-market areas usually yield more than villas and prime locations. What matters most is the net yield after costs.
Gross yield is the annual rent divided by the price. Net yield takes off running costs first, such as service charges, management, maintenance and empty weeks, so it shows what you actually earn.
ROI is the net rent, minus mortgage interest if you borrow, divided by the cash you put in: the down payment or full price, plus buying costs. It leaves out any growth in the property's value.
They depend on the building and community, and are set per square foot each year. You can check the approved rates for a building in the Dubai Land Department's service charge index.
Individuals in the UAE don't pay income tax on rent from property they own personally. Property held through a company may fall under UAE corporate tax, so check with a tax adviser.
